BBS Reserve — Our Own Engineered Oak & 7mm Vinyl

Most of the flooring we sell carries a manufacturer's brand. BBS Reserve is different — we source it direct from the mill and sell it under our own label, which cuts out the distributor layer that inflates most flooring prices in the GTA. That's the whole reason it exists: real engineered oak and a well-spec'd vinyl at a price we control, not one set for us.

It's a focused range — 18 engineered hardwood colours and 10 vinyl colours, every one a current running line you can reorder to patch a repair or finish the next room. The hardwood side is 6½" wide Select & Better engineered oak — American oak in warm and natural tones, European oak in the greyer, Scandinavian looks — plus one American walnut. Engineered construction means it's stable over concrete and compatible with in-floor radiant heat, and the wide plank suits open-concept GTA layouts.

Colours are named after the neighbourhoods and towns we install in most — Unionville, Thornhill, Bloor West, Leaside, Deer Park, Baby Point. These options compete with premium vinyl on cost but you're getting real wood. For homeowners who wanted hardwood and assumed it was out of budget, this is the line that changes the math.

One vinyl spec, done properly: 7mm total thickness, 22mil wear layer, 2mm attached underpad. The 2mm pad beats the industry-standard 1.5mm, which means better sound dampening (the number condo boards ask about) and a warmer, quieter feel underfoot. 100% waterproof and click-lock, so it floats over most existing subfloors.
