Why Oshawa's Older Bungalows Suit 12mm Laminate Floors

Why Oshawa's Older Bungalows Suit 12mm Laminate Floors

Oshawa was built in waves, and each wave leaves its own floor problem. Wartime and postwar bungalows near the old GM corridor often have tired strip flooring or sagging carpet over a plank subfloor. The 1960s and 70s backsplits have a mix of carpet, linoleum and worn parquet across four different levels. The newer subdivisions north of Taunton Road have builder-grade flooring that is now ten to fifteen years old and looking it. If you are standing in one of these houses and asking whether Laminate is worth considering, for most of these layouts the answer is yes.

What Each Wave of Oshawa Housing Does to a Floor

The age of the house tells you most of what you need to know before anyone lifts a board.

  • Postwar bungalows: Small rooms, many doorways, and subfloors that have moved over decades. Floors that run through a hallway, living room and bedrooms in one direction make a house feel bigger, and a floating floor handles slightly uneven ground better than glue-down products do.
  • Backsplits and split-levels: Several floor transitions, a lot of stairs, and finished lower levels. These houses need a floor that can change character from level to level without looking patched together.
  • 2000s and newer builds: Open-concept main floors with long sightlines. Builder-grade laminate or thin engineered product here is often scratched at the kitchen island and dull in the main traffic lanes.

In all three, we usually start with the same question: what is actually under the existing floor? Once we know that, the rest of the plan falls into place.

Why 12mm Matters on a Wood Subfloor That Has Seen Some Winters

Thickness is not just a spec on a box. A thin 7mm or 8mm plank follows every dip in a subfloor, so you feel it underfoot and hear it when you walk. A 12mm plank is stiffer, which means it bridges small imperfections instead of copying them. It also sounds more solid, with less of the hollow click people associate with cheap laminate.

That matters in older Oshawa homes, where a subfloor that was flat in 1962 may not be flat now. It also matters for the Ontario heating cycle. Houses here swing from dry, forced-air winters to humid summers, and a floating floor needs the right expansion gap at the walls to move with that. Getting that detail right is what separates a floor that looks good in year one from one that still looks good in year ten.

On concrete, such as a finished basement, the plan changes. You need a proper moisture check and the right underlay first. Laminate is a good fit for dry, finished basements, but it is not the right choice for a space with a history of water. We will tell you that plainly during the visit rather than sell you the wrong floor.

Everest Oak by Northernest: A 12mm European Laminate Worth Seeing in Person

One product we recommend for these homes is Everest Oak, the Northernest 12mm European Laminate Flooring. It is an oak-look plank in a 12mm construction, which is the thickness we steer most Oshawa bungalow and backsplit owners toward. Oak is an easy choice for a house that has to work with existing trim, kitchen cabinets and a mix of furniture, because it does not fight with what is already there.

A colour on a screen only tells you so much. Oshawa homes get very different light, from the shaded lots of the older central streets to the south-facing open plans in newer subdivisions, so we suggest taking a sample home and looking at it morning and evening. You can also see it at our Markham showroom. For the full range, see our Laminate in Oshawa page.

What a Laminate Project Costs Before You Call Anyone

Homeowners deserve real numbers before a conversation starts. Here is how our pricing works:

  • Laminate: in-stock options start from $1.49/sqft.
  • Floating installation: $2.00/sqft for laminate and vinyl.
  • Removal of the old floor: carpet removal is $1.00/sqft, and removal of laminate, vinyl or hardwood is $1.50/sqft.
  • Delivery: warehouse pickup is free, garage drop is $140, and delivery inside the house is $200.

Your final number depends on which plank you choose, how much floor you are covering and what is under it now. You can run a rough estimate with our quote calculator. If you want exact numbers, we offer a free in-home measurement, so nobody is guessing at square footage. Our own installation crews do the work, and it is backed by a 2-year workmanship warranty. Product warranties come from the manufacturer.

What We Would Do in Your House

If you own a bungalow, a backsplit or a newer home in Oshawa, here is the short version of our advice. Check the subfloor first. Choose 12mm over thinner planks if the house is older. Run one continuous direction through connected rooms. Budget for removal and underlay rather than discovering them mid-project.
